The unprecedented pace of artificial intelligence (AI) infrastructure deployment demands rigorous, multi-model financial evaluation frameworks capable of capturing both return potential and embedded uncertainty. This paper presents a quantitative analysis of AI infrastructure investment decisions, integrating five complementary methodologies: Discounted Cash Flow (DCF) analysis with scenario-based Net Present Value (NPV) and Internal Rate of Return (IRR), Monte Carlo simulation with 50,000 stochastic trials, Real Options Analysis (ROA) using Black-Scholes and binomial lattice models, Markowitz Modern Portfolio Theory (MPT) applied to a six-asset AI infrastructure portfolio, and Structural Equation Modelling (SEM) examining latent financial and operational drivers of deployment ROI. Empirical results indicate that base-case NPV reaches USD 1,284 million over a 10-year horizon with an IRR of 33.7%, substantially exceeding a 10% WACC hurdle rate. Monte Carlo analysis yields a median NPV of USD 2,424 million with P(NPV > 0) = 99.9%, confirming strong investment viability. Real options modelling reveals significant option premia under high volatility conditions (σ = 50–65%), underscoring the strategic value of staged deployment. Portfolio optimisation identifies a maximum Sharpe ratio of 0.75, with cloud AI platforms and data storage receiving dominant allocations (33.7% and 21.6%, respectively). SEM path analysis confirms that financial capacity exerts the strongest direct effect on deployment speed (β = 0.62, p < 0.001), while technology maturity is the principal predictor of ROI (β = 5.52, p < 0.001; R² = 0.634). These findings offer actionable guidance for CFOs, infrastructure planners, and institutional investors navigating the economics of large-scale AI deployment.
